Bradford · Leeds · Manchester

The right path is the one somebody already walked.

Rent to rent. Serviced accommodation. Lease options.

Three ways in. Every one of them walked before it reaches you.

No pressure lines. No five other investors waiting.

Written terms, and the time to check every number we give you.

Right Path Property Solutions

Ease and efficiency in getting you on the property path.

Three ways in

Not every deal suits every investor.

So we run three. You tell us the capital you have and the time you can give it, and we point you at the one that fits.

Rent to Rent

You take a property on a fixed rent, run it as rooms or short stays, and keep the difference. The lowest capital way in, and the fastest to start earning.

Capital needed Low First income Weeks

Serviced Accommodation

Furnished nightly lets for contractors, families and visiting workers. Higher nightly rates than a standard tenancy, and the reason Bradford and Leeds work so well for it.

Capital needed Medium First income Weeks

Lease Options

You control the property now and agree the price to buy it later. No mortgage and no deposit at the start, which is why it works with owners who want out but do not need the money today.

Capital needed Low First income Months
The walk

Every deal is walked before it reaches you.

This is the part you are paying for. By the time a deal lands in your inbox it has already been through all six.

  1. 01

    Find

We work our own sourced leads across Bradford, Leeds and Manchester, not the portals everybody else is refreshing.

  2. 02

    Verify

Title checked. Ownership confirmed. We find out who we are actually dealing with before anyone gets excited.

  3. 03

    Stack

Real comparables, real rents, real running costs. If the numbers do not stack, the deal stops here and you never see it.

  4. 04

    Check the rules

Licensing, Article 4, planning, and any local restriction that would stop the strategy working.

  5. 05

    Walk it

Somebody stands in the property. Photographs, condition, the street at night, the parking, the neighbours.

  6. 06

    Package

You get the numbers, the terms, the photographs and the risks in one document. Then you decide.

The three cities

Why Bradford, Leeds and Manchester.

Because the entry price and the rent do not move together. Bradford is the clearest example of that in England right now.

For comparison, the UK average property price sits around £268,000. Bradford at roughly £170,000 is why the same monthly rent buys a much better yield there. Figures are published market ranges from public sources and move with the market. We give you the specific numbers for the specific property, and tell you where each one came from.

About us

Trained, mentored, and sat alongside people who already own portfolios.

Right Path Property Solutions is run by a member of the Samuel Leeds Academy. That is where we are mentored, where we keep learning, and where we sit alongside peers, investors and mentors who own portfolios of their own.

It matters to you for one reason. A deal that comes to you has not been worked out by one person guessing on their own. There are experienced people to put it in front of first.

Mentored

Not self taught

We are trained and mentored inside the Academy, rather than piecing it together from the internet and hoping for the best.

Ongoing

The learning does not stop

Strategies, legislation and lending all keep moving. The education is continuous, not a certificate on a wall from three years ago.

Network

Portfolios behind it

Access to peers, investors and mentors with portfolios of their own, so a hard question about a deal gets answered by somebody who has actually done it.

Before you pay anyone

Check us. Then check everyone else the same way.

Sourcing is not a regulated profession, which is exactly why the checks matter. Here is what a compliant sourcer holds, and where you can verify each one yourself.

Redress scheme membership

Anyone doing estate agency work in England has to belong to The Property Ombudsman or the Property Redress Scheme. Both have public member search tools, so you can check it in under a minute.

HMRC anti money laundering supervision

Required under the 2017 money laundering regulations. It is searchable on the HMRC supervised business register, and a sourcer who dodges this question has told you everything.

ICO registration

Anybody handling your personal details has to register with the Information Commissioner's Office. It costs a sourcer forty pounds a year, so there is no excuse for not having it.

Professional indemnity insurance

Both redress schemes require it as a condition of membership. Ask for the certificate, not for a yes.

Written terms of business

Scope of the service, the fee, when it is payable, and how to cancel. In writing, before a penny changes hands. Never work with anyone who will not put it on paper.

Time to think

Not a certificate, but the clearest signal of all. A compliant sourcer gives you room to get a survey, talk to a solicitor and check the figures. Pressure is the red flag, every time.

Ask us for ours on the first call. We will send the certificates and the written terms before you commit to anything, and we would rather you asked the same of everybody else you speak to.

The questions people actually ask

Fair questions, straight answers.

If the answer to any of these from another sourcer makes you uneasy, that is your answer about them.

Do I pay you before I see the deal?
No. You see the packaged deal, the numbers and the risks first. The fee is due when you decide to take it, and the terms are in writing before that point.
What if the numbers do not stack when I check them?
Then do not take it. Every figure we give you is one you can verify yourself, and we tell you where each one came from so you can go and look.
How fast do I have to decide?
You get real time. If anyone in this industry tells you a deal disappears tonight, or that five other investors are waiting, walk away from them.
Why should I trust a small company?
You should not, on the strength of a website. Ask for the compliance certificates. Ask for the written terms. Ask to speak to somebody who has bought a deal from us. Then decide.
What does sourcing cost?
Fees across the industry usually run between £1,000 and £5,000 a deal, and rent to rent deals typically sit between £1,500 and £3,000. We tell you our fee before you see the deal, never after.
Do you only work in Bradford?
Bradford, Leeds and Manchester. Those are the three we know street by street, and we would rather be right about three cities than vague about ten.
